We’ve gained planning permission for a single-storey self-build dwelling in Brookville (Ref. 25/00720/F), including demolition of the existing garage. Approved by the Borough Council of King’s Lynn & West Norfolk.


Approvals beyond village boundaries are rarely given. This one shows that restrained design, a clear self-build brief, and respect for local character can justify development in edge-of-settlement locations, aligning with the Self-Build & Custom Housebuilding Act 2015 and counted under Local Plan Policy LP31.


The development is a traditional, low-impact form that sits comfortably with the village grain while meeting today’s standards, proving that careful design and disciplined planning can unlock small sites outside settlement boundaries without undermining policy.
